Asphalt Shingles: 15-25 years
As an asphalt-based product, shingles age with sun (UV) exposure. We aren’t called the “Sunshine State” without good reason. The asphalt is eventually baked out of the shingles and they become dried out, brittle, and crack. Granules may wash off onto the ground or into your gutters and your shingles may begin to “curl”.
When your roof gets to this point, especially when it begins to leak as well, it’s probably time for a full replacement. Any repairs made to these roofs are essentially “Band-Aids” delaying the inevitable full replacement as it has expired and is no longer within its useful life.
Tile Roof: 20-30 years
Flat Roof/Low-Slope: 10-15 years
Metal Roof: 30-40 years
Metal roofing is much improved from the antiquated metal roofs of the past. It comes in a large variety of colors and styles / profiles. Although it is generally more expensive than other roofing materials, it creates a stunning look for any home or business.
